Radon and Homebuyers

Homebuyers are usually interested in making sure that the home they are purchasing is safe. Typically, the recommendation is to have an “independent source”, (from the seller), test their home and provide a report of their findings. However, this individual needs to be qualified/knowledgeable to perform the test in accordance with EPA recommended protocols. This is demonstrated by becoming “certified” in Radon Test Measurement. Radon testing is more than dropping off a test monitor at a house and then coming back in two days to pick it up. A high school student can do that! Being deemed “proficient” in radon testing protocols being able to “interpret” whether the results are “accurate” or not depends on successfully obtaining certification through either the NRPP (National Radon Proficiency Program), or the NRSB (National Radon Safety Board). Both of these groups were approved by the EPA to oversee and manage the credentialing of individuals desiring certification in radon test measurement and/or radon mitigation system installation work. BOTH of these certifications require passing a 3-hour proficiency exam. Furthermore, each group has “bi-annual continuing education requirements” to KEEP your certification!

Performing a valid radon test for a homebuyer involves deploying an “approved” test device and following all EPA recommended testing protocols for the test. The certified professional should also take proactive steps on behalf of the buyer to discourage “testing tampering” during the test devices’ deployment. The minimum test period required for a radon test is 48 hours. However, “12 hours of closed house conditions” PRIOR to starting test should be observed to ensure it’s a valid test. So essentially, to meet EPA recommendations, each test should run for a minimum of 60 hours!

We offer test devices that can be deployed from 3 days, a week, 2 weeks, 3 months, 6 months and a year!

If we perform testing for the homebuyer and report that the levels are LOW, if the home is retested again in the first year and the results come back HIGH, we promise to FIX it at no charge! (But we first reserve the right to conduct our own independent follow-up test using EPA recommended test devices, to validate that the levels are indeed elevated.
