Radon and Home Sellers

With more and more frequency, homes sellers are performing tests BEFORE their house goes on the market or soon thereafter. The great benefit of early testing is two fold:


  1. The test can be run for a week (which is 3 times more accurate than a 2 day test).
  2. If elevated levels are found, then action can be taken to fix the problem and obtain a transferable “guarantee certificate” from the contractor.


The tendency by some sellers to NOT to test their home is frequently chosen for two reasons:


  1. They have to bear the cost whereas if the buyer wants to do a test THEY pay for it!
  2. If elevated levels are found, then they will have to legally disclose that there is a problem.

But by addressing the issue of testing head on themselves, the seller obtains two benefits:


  1. If elevated levels are encountered BEFORE they have a contract on the house, the problem can usually be fixed.
  2. If test results provided by the certified tester come back LOW then the Seller doesn’t run the risk of letting the buyer’s uncertified home inspector perform the test. If their test is deployed during or just before significant rain, the seller MAY unfortunately be required, (due to slightly high test results), to pay for a system that might have come back LOW if the testing had been done under “good weather conditions”.


Whenever possible, we recommend that sellers let us run our tests for a MINIMUM of week in order to have a high degree of test integrity. You can usually be assured that if the test comes back HIGH after that time you have a legitimate problem that needs to be fixed versus 2-day testing possibly deployed during inclement weather!
